  1. Sourcing: To ensure a particular investment project is an efficient placement of funds, we consistently monitor and analyze prospective property investments in the various markets we cover.

  2. Evaluation: Prospective investments are carefully analyzed to determine whether the asset meets our investment criteria and fits our portfolio mix.

  3. Purchase: Qualified leads undergo the transaction process with the end goal of acquiring the asset.

Asset Optimization

Efficient. Reliable. Experienced.

  • Value-Add: If a property is not performing at peak capacity during the time of purchase, then changes need to be made. The timeframe to complete value-add adjustments is typically less than one year and may include: renovations, property lot adjustments, tenant adjustments, etc.

  • Development: If a new structure must be built in order to optimize the property’s value then the property will undergo the new construction process which typically takes over a year to complete.

Every investment property is expected to require one of two management methodologies: Property Management (long-term holds) or Project Management (short-term holds). All project and property management is done in-house. We believe that close management from within the company ensures the assets are properly maintained and deliverables are well executed.

Asset Offload (Sale)

Efficient. Reliable. Experienced.

  • The time horizon of an asset is unique and variable, as time and other external factors change, but once an asset is deemed to have reached the end of its life the sale and/or exchange process will begin.

  • Since our goal is to maximize the long-term value of our portfolio we typically execute 1031 Tax-Deferred Exchanges, but we also well versed in normal purchase and sale transactions.
