Investment Lifecycle & Our Services
The typical real estate investment lifecycle can be boiled down and categorized into 4 simple phases.
Phase #1
Acquisition (Purchase)
Source: We find below market value properties that are available to purchase. It takes a keen and learned eye to locate a diamond in the rough.
Evaluate: Prospective investments are carefully analyzed to determine whether the asset meets our conservative investment criteria.
Finance: Ensure proper financing is in place (cash, loan, or mortgage, etc).
Purchase: Qualified properties undergo the purchase closing process.
Phase #2
Optimization (Project Management)
Value-Add: If a property is not performing at peak capacity during the time of purchase, then value-add adjustments shall be made. Every property's situation is unique, but common performance optimization adjustments may include: light to heavy renovation; complete new construction redevelopment; property lot adjustments; tenant adjustments; etc.
Project Management: When value-add adjustments are needed, we ensure that trusted contractors are performing proper work and that there is continuous oversight from start-to-finish of any optimization adjustments project.
Phase #3
Maintenance (Property Management)
Holding Period: After the Asset Optimization process (Phase #2) is completed there will be a holding period in which the property will have to be maintained and managed.
Scope of Work: Depending on the exit strategy for a particular investment this period of time can range from a few weeks (for fix-and-flip investments) to years (buy-and-hold rental investments). We believe that careful property management is needed to preserve and maintain the optimized performance of the asset.
Phase #4
Exit (Sale)
Determine Sale Type: The investor's exit strategy will dictate which type of sale will occur (i.e. conventional sale, 1031 Exchange, ownership transfer, etc).
Marketing: Professional marketing techniques will be used to maximize the value of the property.
Prospecting & Negotiating: Offers will be vetted and negotiations will help to maximize the sales price.
Due Diligence & Sale: Depending on the terms of the sale the various contingencies will need to be worked through until the sale closes.
